A home with a pool has its advantages. You’ll have less downtime. When someone is looking at two different properties, and only one of them has a pool, that’s the property the prospective tenant will choose. You’ll also be able to rent your home out for more money. When I’m looking at market comparables, I can see that homes with pools can rent for several hundred dollars more. So, the advantages are that it stays rented longer at a higher rental amount.

There is an increase in liability. We always recommend that you meet and even exceed all pool barrier laws. All entry points to that pool should be self-closing, self-latching, and self-locking. The opening mechanism should be five feet or higher so a toddler doesn’t accidentally open the door and access the pool. In a rental business, there are a lot of positive things to having a pool, but you absolutely must be up to code with the pool barrier laws. Even if your pool is grandfathered in and not bound to the barrier laws, put a fence around it and take care of the access points. The last thing you want is to have your pool in compliance with regulations and still have a child drown. That’s a devastating thing, even with insurance and protection. Always make sure to go the extra mile and meet or even exceed the legal requirements for pool safety.

Pool Servicing and Maintenance

As a landlord, you want to control access to the pool, including who is servicing it. Don’t leave the tenants in charge, because if an unqualified person services it, you can be left with damage to the chemicals and the pool motor. You don’t want to eat away at the concrete plaster. So, have a good person who is qualified and can maintain your pool. It will save you money in the long run.
